Need advise on business opportunity

AOA. I have a 5 Marla house in lahore near purani anarkali food Street. I plan to convert ground floor into some business space. It's on the road at back of Nca college near revenue board and IG police office. It's few hundred feet from anarkali food Street. NCA, GC, few other colleges, schools and lots of government offices are around that area. So it's a hot location. I am confused what type of business I can do there. I don't want to have a typical desi restaurant there as there are lot in food Street already. Should I go with juice / smoothie / ice cream parlour or some food kusiune like Turkish, or fast food or lunch / food take away business because of offices and colleges around or some department store or medical and departmental store or what? Please advise me something for business there. Thanks alot.
 
Offer something that other Businesses don’t in your area. If there are a lot low income people you might want to open a business related to food, as everyone eats food. People with low income won’t spend much on Departement stores or Medicine. Look at the demographics of area before deciding what kind of Business you wil.
 
I always thought barber shop is a good, safe investment. Think about it, every guy has a haircut atleast once a month. Most guys from their mid-to-late twenties onwards aren't experimenting a great deal with hairstyles. They get the same haircut everytime. It is more about function than form. They are not looking for a fancy shamcy place that makes getting a haircut glamorous. So if a barber shop offers good clean service at affordable rate then it will be instantly popular.

I've never been to Lahore, but from what I know about Anarkali is that it is not a high end area, so a middle-class centric barber shop won't be such a bad idea.

I actually did a bit of research on it and wanted to open a similar shop in Karachi but ghar kay baray advised against it since chances of loss and fraud is higher if you are trying to manage from abroad.

Always thought it to be a tough business to operate. If there are only two barbers and 10 waiting seats, and the customer arrival follows a poisson distribution, and their reneging follows an exponential distribution, then what queuing model would I use to maximise my profit? First need to a hire a mathematician before I can set up a barber shop.
 
Maybe an Internet cafe or a printing shop. Not sure what the demand in Pakistan for those things is though.
